Deal Finder Part Deux And Donny Osmond….huh?

Howdy!

I hope this post finds all of you doing well. Today is a special day. More special than yesterday….."why" you ask? Well…..I found out that Donny Osmond and his brothers are reuniting…..yes….you heard me right….the Osmond brothers are making a comeback! When I read this news…..I quickly grabbed my green polyester pants and started to….well ….nevermind.

Okay…okay…so I am not a Donny fan…..but what is interesting about Donny and his brothers is that…..at one time….Donny was obviously famous….but were his brothers famous too? Am I missing something here? Will Donny and his brothers increase ticket sales more than if Donny decided to do a comeback on his own? Hmmmm? Well….I am sure the Osmond Brothers were famous at one point or another….but c’mon!….a reunion?

Maybe there is a group of closet "brothers of Donny" junkies that are waiting to come out? Maybe one of YOU? Well…when I did get a whisper of this exciting news….I was with Robb Novack, of Mentor Financial Group fame, and found out he is a HUGE "brothers of Donny" fan. So….obviously….there is a market….which I guess is great….but…I am also judging Robb’s taste in music…..

Anyway….I had a blast this past weekend hanging out with Robb, Peter Conti, and Steve Wilklow at the MFG Investor’s Bootcamp. Great crowd….and just so much fun hanging out. I remember when I was a student listening to Peter…as he taught me the fundamentals of real estate investing…..now to teach with him…along with Steve and Robb is an honor.

Last post we talked about finding deals…..

Today….we are going to go a little deeper and finish off the first segment of deal finding and next time go into deal attracting.

Deal Finding part deux……

This is how I like to find a deal when I am looking in a new market but also a great way to find deals if you are just starting off….

1) Location, location, loco-motion: Find a market that you want to invest in. Now…not just any market…but a growing market. Last thing you want to do, especially starting out, is invest in a market where the people are leaving…..right? So…how do you find this out? Market research! There are plenty of internet resources available to help you get started here. Locate where the growth is happening….i.e. Albuquerque, NM and stay away from areas where project growth is negative….i.e. Detroit, MI.

2) Wealth Lifelines: Start building deep relationships with brokers/agents in the market you have chosen to invest in. A great way to start is find out who are the brokers in the area is via the internet….Loopnet, Costar, etc. You have heard me either on this blog or when I speak at events….of how important relationships are in your investing…..WEALTH LIFELINES WILL MAKE YOU WEALTHY!!! Build relationships in the market you are planning to invest in…..

3) Property Mangement: Now…start interviewing property managment companies (PMC) in your investing area….again…start building relationships with PMCs and get a feel of the ones you are comfortable with….they will be very helpful in the due diligence once you have locked up a property.

Of course this is a very high overview…..but enought to point you in the right direction….
